In the course of valuation/structural surveys, trees are often mentioned, and it is generally a condition of the mortgage application that a tree report is obtained Reporting on trees as they affect a building is a specialist field. There is only one recognised training course for this subject, this being the 'Mortgage module' run by Myerscough college in conjunction with the ISA Robert Yates successfully completed this course in December 2003 |

A 'Mortgage report' will usually take the form of a multi-page letter, detailing the soil type, tree data, type of property etc, and give recommendations for future management of the trees, which may or may not include their removal. |
Home owners will sometimes contact us when they have specific concerns regarding one or more trees on their own, or neighbouring, property. This may be because of the apparent condition, or overall size of the tree, but in any case we will be able to advise accordingly, and produce a written report if appropriate. Home owners and the general public as a whole, are often unaware of the legal implications surrounding the ownership of trees. We can advise as to the responsibilities of property owners (and tenants) under the 'Occupier's Liability Act'. We can also advise on the process of application to carry out works to legally protected trees, and if required to do so, will make the necessary application on the client's behalf |
